28 Dorset Square

Located in the Marylebone Conservation Area, the original 28 Dorset Square building comprised a Grade II listed townhouse with a poor quality 1960’s extension providing low grade office space. The project comprised the full strip out and refurbishment of the entire building to form 23,500ft² high quality ‘Cat A’ office accommodation over 5 floors.

Within the tight constraints of the site, a new basement area was constructed to accommodate plant and a landscaped courtyard above. The building was extended further and the façade replaced with limestone and glazing to meet modern environmental standards and tenant requirements. A fully glazed ‘circulation spine’ connected the spaces and allowed natural daylight to penetrate the open floorplates.
