Scale Space

Scale Space comprises a 4-storey 200,000ft² ‘meanwhile’ office accommodation building for start-up businesses, with communal meeting rooms, collaboration spaces, roof terraces and food and beverage space. The building was constructed in three phases to align with tenants’ demands, using a combination of steel framed modules manufactured off-site and traditional steel frame construction to reduce the construction costs and time on site.

Although with a limited lifespan due to the ‘meanwhile’ nature and to achieve stringent economic requirements, the building was constructed to a high quality and achieved a BREEAM ‘Very Good’ rating. Works on site were undertaken concurrently with the wider plot infrastructure works (including remediation and utility connections) under a separate contract, requiring close planning and liaison to manage overall logistics.
